Home/Pre-construction

Buy at the beginning.

In pre-construction the best decisions are made at the plan stage, before the first floor is poured. Ardent helps you read the project, the builder and the numbers — then choose with confidence.

The market

New homes are won at the plan stage.

Pre-construction means buying a home — usually a condominium suite or a townhouse — before it is built. You choose from drawings and floor plans, pay deposits in stages and take possession when the building is complete.

That structure rewards preparation. Choice is widest at launch, and the details that matter — builder, floor plate, layout efficiency, deposit schedule, occupancy date — are easy to overlook.

Ardent is very active in Toronto pre-construction. We use that familiarity to narrow the field for you, and to say plainly when a project is not the right one.

How we help

From the first launch to the final key.

  • Project & builder review

Who is building, what they have delivered before, and how the project sits within its neighbourhood.

  • Floor plans & suite selection

Layout efficiency, exposure, floor level and position relative to the core — the details that decide how a suite lives.

  • Reading the agreement

Deposit schedule, occupancy dates, closing costs and conditions explained in plain language, ahead of your lawyer’s review.

  • Launches worth your time

We follow Toronto’s new launches closely and tell you which deserve a closer look — and which do not.

  • Investment thinking

For investors: rental potential, carrying costs and exit options, including assignment, weighed before you sign.

  • Support through closing

From the day you reserve to the day you take the keys, we stay on it.

Reading a floor plate

Read the plan before the brochure.

Questions

Pre-construction, answered.

What is pre-construction real estate?

Buying a new home — usually a condominium suite, townhouse or detached house — from the builder before construction is finished, typically from plans and a sales centre. You pay deposits in stages and close when the home is complete.

What does Ardent charge a buyer?

In most new-build purchases the builder pays the brokerage’s commission, so buyers typically pay nothing extra for representation. We confirm exactly how it works for each project before you commit.

How do deposits work?

Builders set a schedule of staged deposits, often spread over a year or more and held in trust. The schedule differs by project, so we set it out in full before you sign.

Can I sell my suite before it is finished?

Many agreements allow an assignment — selling your contract before closing — usually with the builder’s consent and fees. The rules vary by project, and we flag them early.

What are the risks?

Timelines can move, markets change, and financing is confirmed at closing rather than at signing. A good decision accounts for all three, and we walk through them with you.
